DivyaSree Shettigere master plan

No master plan drawing has been published. What the Terms of Reference application does record is a building schedule, a parking count, six sewage plants and a set of conditions.

What the filing establishes about the DivyaSree Shettigere site

No master plan has been published for this project. DivyaSree has released no drawing, and its own website does not list the development. What exists is a government filing that states, in numbers, the land, the buildings and their floors, the parking and the services. This page works from that filing, shows its own arithmetic, and says where the record stops. DivyaSree Yelahanka is useful for the site-planning lens because buyers should read open space, movement, parking, and amenity placement as everyday-use details, not brochure decoration.

DivyaSree Shettigere is the working title used on this site; DivyaSree has not announced a marketing name for the development.

The figures come from Terms of Reference application SIA/KA/INFRA2/568667/2026, filed with SEIAA Karnataka on 4 March 2026 by Divyasree Shelters LLP, a DivyaSree-group entity registered at DivyaSree Chambers, and from the SEIAA letter of 12 May 2026 granting the ToR. The building schedule, unit count and services are as filed for Terms of Reference, since the EC form itself is not publicly readable.

Two things matter most. First, status. Terms of Reference were granted on 12 May 2026 under File No. SEIAA 75 CON 2026, the scoping decision for the environmental impact study. The EC application, SIA/KA/INFRA2/580963/2026, filed on 20 June 2026, is pending before SEIAA Karnataka. No environmental clearance has been granted, and the project is not registered with K-RERA. Nothing on this page describes a permission.

Second, the file title says "residential" and the schedule does not. The filing also records a 252-room hotel building and a retail-and-office podium; DivyaSree has announced no operator or brand for either.

The 77.22-acre parcel at DivyaSree Shettigere

The land is sixteen survey numbers, most of them part-holdings: Sy. Nos. 1P, 37/2P, 37/5P, 37/6P, 37/8P, 37/9, 37/11P, 37/12, 37/16P, 37/17P, 37/24P, 37/25P, 37/27P, 39, 40 and 41/1 of Akkalenahalli-Mallenahalli Village, Kasaba Hobli, Devanahalli Taluk, Bengaluru Rural (now Bengaluru North district). The CAF records it as privately owned, converted from agricultural use and acquired; 31.2519 hectares is 77.22 acres, the only site area we publish.

The promoter's boundary file describes a box about 774 m by 776 m, roughly 60 hectares against a declared 31.25, so the holding is irregular. We publish its centre, 13.19434, 77.66442, as the site pin, our own derivation.

The parcel is not empty ground. Part of the site is occupied by CISF staff quarters, which the environmental filing records as remaining in place until June 2028. Any construction programme has to work around that, and the intake material's indication of a launch targeted for late 2026 should be read in that light.

The site sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered, launched projects whose roads and utilities arrive first. Godrej MSR City is about 0.5 km by road. The SEIAA letter recites the schedule: number, use and floor count. No position on the plot and no height in metres appears in the record.

Twelve of the sixteen residential buildings top out at the thirteenth upper floor; Building 13 is the tallest at ground plus 16 and Building 15 the lowest at ground plus 11. There is no single floor description for this scheme; a page giving one is quoting something other than the filing, as the FAQ page sets out.

The hotel and the podium at DivyaSree Shettigere

One of the seventeen buildings holds no homes at all, and a second is only part residential. Neither has an operator, brand, floor area or position on the plot in the public record.

They matter because of distance. The nearest hospital, N.R.V. Hospital, is about 6.4 km by road; the nearest credible schools are about 8.2 km by road; there is no supermarket within 9 km by road. For 5,474 homes the podium is the filing's own answer to where residents will shop; whether it delivers depends on tenancies nobody has announced. The hotel draws on the same parking, plants and standby power as the homes, so every per-home figure below is stated before its share.

The three amenity buildings at DivyaSree Shettigere

The filing gives the residential amenities their own buildings: Amenity 1 at one basement, ground and three upper floors; Amenity 2 and 3 at one basement, ground and two upper floors each. Three standalone amenity structures on one site is unusual, and it is filed; where they stand, and what they hold, is not. The amenity checklist in the intake material is a blank template, and we publish none of it.

Density at DivyaSree Shettigere

All of this is our own arithmetic, and an estimate. 5,474 homes on 77.22 acres is 5,474 ÷ 77.22, about 70.9 homes per acre: dense for a 77-acre site, a vertical township rather than a garden estate. An even split across the sixteen residential buildings, 5,474 ÷ 16, is about 342 homes each, and 342 homes over 13 to 16 upper floors is about 20 to 26 homes per floor on the filed numbers. The filing states no such split; the estimate is a scale marker for how many homes share each lift core.

We deliberately do not divide the filed built-up area of 10,14,670.41 sq m by 5,474, and we do not divide the ₹2,029 crore project cost by anything. The built-up figure is gross, counting basements, hotel, podium, amenity buildings and plant; a per-home share would look like an apartment size, and a per-home cost like a price. There is no price. One ratio is fair as a measure of intensity: built-up area is about 3.25 times the 3,12,519.93 sq m parcel. That is not a floor area ratio; the plan sanction will count differently.

Parking at DivyaSree Shettigere

The filing records parking for 5,790 cars. Against 5,474 homes that is 5,790 ÷ 5,474, about 1.06 cars per home, before the hotel, the podium and the amenity buildings take a single space. It is thin for a township of this size. Allocation per home, and whether visitors, hotel guests and shoppers share the pool, is not on the record.

Water, sewage and standby power at DivyaSree Shettigere

The letter records six sewage treatment plants of 650, 1,200, 1,100, 1,000, 350 and 300 KLD, which sum to the filed 4,600 KLD. Six plants rather than one points to a scheme treated in zones, though the filing records no phasing. Filed wastewater discharge is 4,167.91 KLD, leaving about 430 KLD, roughly 10 per cent, of headroom on our arithmetic. Total water demand is filed at about 4,900 KLD, fresh and recycled together. We publish no per-home figure from the 4,600 KLD, because the same six plants serve the hotel, the podium and the amenity buildings as well as the homes.

The fresh-water source is not on the filing; the intake material and the neighbouring registered project's record both point to gram-panchayat supply, and the intake material names BESCOM for power, attributions rather than findings.

Standby power is filed as diesel generator sets: five of 1,010 kVA, two of 750 kVA, fifteen of 625 kVA, fifteen of 500 kVA and ten of 250 kVA. That is forty-seven sets and 25,925 kVA on our sum; where each generator yard sits relative to the nearest bedroom is not on the record.

ToR conditions at DivyaSree Shettigere

A granted Terms of Reference lists what the environmental impact study must demonstrate. These are requirements imposed, not features delivered. The study must show:

  • tertiary treatment with 100 per cent recycling of sewage;
  • solar generation on 50 per cent of the roof area;
  • provision for electric-vehicle charging;
  • rainwater harvesting and smart water metering;
  • an organic-waste bio-digester;
  • compliance with the Energy Conservation Building Code;
  • a traffic study, which matters here: Terminal 1 of Kempegowda International Airport is 5.1 km away in a straight line but about 9.7 km by road, because the airfield perimeter and the access-controlled NH-44 lie between, and the nearest Blue Line metro station under construction, Doddajala, is about 3.1 km by road with no opening date announced;
  • a disaster-management plan;
  • a lake-water quality and rejuvenation plan for the nearby lake, which the condition does not name;
  • and, in conditions 23 to 27, a salvage valuation of the existing buildings, environmental due diligence for the existing operations, and an impact-and-mitigation matrix with ISO 9613 noise modelling for the CISF staff residing on site until June 2028.

None is a promise; the EC decision will publish the answers as conditions of its own.

What the DivyaSree Shettigere filing does not record

  • No building positions, and no plan drawing of any kind.
  • No unit mix; the intake material's tentative configuration table, self-labelled as pending RERA, sits on the floor-plans page with that label.
  • No phasing and no completion date.
  • No heights in metres, setbacks, open-space figures or floor areas.
  • No plan sanction number, and no confirmation that the ToR-stage programme survived unchanged into the EC application.

A K-RERA registration will supply most of this: a real unit mix with carpet areas, the plan sanction reference, phasing with completion dates, and the lawful status to market. Until then any drawing presented as this project's master plan is an artist's impression.

Planning jurisdiction for DivyaSree Shettigere

The parcel lies in Devanahalli Taluk of Bengaluru Rural, renamed Bengaluru North district in 2025, outside the Greater Bengaluru Authority, whose boundary is about 8 km to the south-west. Plan sanction comes from BIAAPA (Bengaluru International Airport Area Planning Authority), which the registered neighbour on the same survey numbers names in its K-RERA record; none has been issued for this project. Expect a panchayat e-khata and panchayat property tax: the neighbour's record carries a Panchayat Raj e-khata on Sy. 1(P) and names Anneshwara Gram Panchayat as water authority, at pincode 562157. Confirm the khata class on the specific survey numbers.

The regulatory position on DivyaSree Shettigere

DivyaSree Shettigere is not registered with the Karnataka Real Estate Regulatory Authority, and no application is pending. Section 3 of the Real Estate (Regulation and Development) Act 2016 bars a project in a registrable class from being advertised, marketed, booked or sold before registration. This microsite is an information and enquiry resource, not a booking channel; no unit, allotment or price can be agreed at present.

DivyaSree has released no renders, elevations or photographs for this project. Every image below is an indicative visualisation commissioned for this site to illustrate the filed programme. None of them is a developer drawing, and none should be read as a specification.

How large is the site, and how many homes are planned?

The filing records 31.2519 hectares, which is 77.22 acres, and 5,474 residential units, at a declared project cost of ₹2,029 crore. The land extent comes from the common application form, updated the morning the clearance application was filed; the unit count is recited in the Terms of Reference letter. The application also states a built-up area of 10,14,670.41 sq m, but that includes basements, parking, the hotel and the commercial floors, so it is no proxy for saleable area and we do not divide it by the unit count.

How many buildings are planned, and how tall are they?

Seventeen buildings and three residential amenity buildings. The heights are not one number: most residential blocks are filed as ground plus 13 upper floors, the lowest at ground plus 11, two at ground plus 15 and the tallest at ground plus 16, over one or two basements. The mixed-use block puts four commercial floors under nine floors of homes, and the hotel is three basements, lower ground, ground and eight upper floors.

Is 5,474 homes on 77.22 acres dense, and is the parking enough?

It is dense, and we show the arithmetic: 5,474 divided by 77.22 is about 70.9 homes per acre. Across the sixteen residential buildings and the filed floor counts that is about 20 to 26 homes per floor on the filed numbers, so expect large floor plates. On parking, 5,790 spaces divided by 5,474 homes is about 1.06 cars per home, before the hotel, retail and offices take their share. Both are our own divisions of filed numbers, so treat them as estimates.

What amenities are confirmed at DivyaSree Shettigere?

Three things are on the filing: three dedicated residential amenity buildings, one at a basement, ground and three upper floors and two at a basement, ground and two upper floors; the retail-and-office podium; and the 252-room hotel building. Three multi-storey amenity structures on one site is unusual, and it is filed. Beyond that we publish nothing, because the amenity field in the intake workbook is a blank checklist. The Terms of Reference conditions do impose requirements the impact assessment must address, including full sewage recycling, solar generation over half the roof area, a traffic study and a lake rejuvenation plan. Those are conditions imposed, not features delivered.

Who are the neighbours on this survey block?

Good ones, and that matters. The land sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered with K-RERA and launched, with the numbers on Sy. 1 and Sy. 37 interleaved between the holdings; Godrej MSR City is 0.46 km away by road. Established neighbours mean roads, water, power and social infrastructure arrive on a schedule this project need not set alone. The record does not show that this parcel came out of either neighbour's land.

Is DivyaSree Shettigere 72 acres or 77.22 acres, and how many homes are there?

Figures of 72 acres, about 1,961 homes and 31 towers circulate for this project on third-party lead-generation pages. They do not match the promoter's own filing, which records 77.22 acres, 5,474 homes and 17 buildings, plus a hotel and a commercial podium those pages never mention. The 1,961-home, 31-tower, ground-plus-15 description matches the first phase of the neighbouring Godrej MSR City exactly as Godrej itself publishes it, on a township 0.46 km away by road. We publish the filing.
